Current real estate route

What the Turkish citizenship framework requires.

The following is a concise overview of the principal conditions for the real-estate route. Every property and applicant must be checked individually before funds are committed.

01

Minimum investment

The real estate investment must meet a minimum qualifying value of USD 400,000 or the equivalent in foreign currency, confirmed through the applicable official valuation and amount-determination process.

02

Three-year restriction

The title deed must record that the qualifying property will not be sold for at least three years. The restriction is a core condition of the real-estate route and must be entered correctly during the transaction.

03

Qualifying transaction

Eligibility may arise from a completed property purchase or, where the legal conditions are met, a notarised promise-of-sale for a unit with condominium ownership or easement, at least USD 400,000 paid in advance and the required three-year no-transfer or cancellation annotation.

04

Documented payment

The purchase funds must move through traceable banking channels. The transaction file is expected to include the required foreign-currency purchase documentation and bank evidence of the transfer from buyer to seller.

05

Official confirmation

The competent authorities must confirm that the investment satisfies the current citizenship criteria. Property, seller, payment and title-deed details therefore need to be reviewed before the acquisition is completed.

06

Eligibility and approval

The investor must submit the required identity and civil-status documents and pass the relevant public-order and national-security review. Meeting the investment threshold does not by itself guarantee citizenship.

Property first. Process aligned.

A qualifying transaction should also be a sound property decision.

The citizenship threshold is one part of the acquisition. Location, developer reliability, title status, product quality, rental relevance and future resale potential still matter. Our role is to keep the investment case visible while the administrative process is coordinated.

How we work

A clear path from first conversation to life after purchase.

01

Consultation

We begin by understanding your family circumstances, preferred investment profile, budget, timing and long-term plans in Türkiye. This first conversation allows the property strategy and the citizenship route to be considered together, while any matters requiring specialist legal or tax advice are identified at the outset.

02

Curated Selection

You receive a focused shortlist of properties considered against both your investment objectives and the current citizenship framework. The purpose is not to present an endless property feed, but to narrow the market to credible opportunities with clear location, developer, payment and ownership information.

03

Review

Before commitment, the property, seller, developer, title status, valuation and proposed payment structure are coordinated for qualified review. Citizenship suitability and investment merit are treated as separate questions so that the transaction is not assessed on the threshold amount alone.

04

Acquisition

We coordinate the commercial purchase journey from reservation and banking documentation through to the title-deed or qualifying promise-of-sale procedure. The required declarations and three-year restriction are aligned with the transaction, while independent professionals handle legal and technical matters within their scope.

05

Application

Once the investment is confirmed as eligible, the conformity, residence-permit and citizenship stages are coordinated with qualified legal professionals. Identity, family and civil-status documents are prepared for the relevant authorities, and the file is followed through the official review and decision process.

06

Beyond Purchase

Our relationship can continue after completion through relocation coordination, property handover, furnishing, leasing or management support and future exit planning. The objective is to help the property function as a considered long-term asset and, where relevant, as a practical base for life in Türkiye.

Legal, tax, technical and financial matters should be reviewed by qualified independent professionals.

Beyond the application

An investment connected to real life in Türkiye.

Citizenship may be the immediate objective, but the property should continue to serve a clear purpose afterwards — as a home, a rental asset, a long-term holding or a future exit opportunity.
